Evanston IL Real Estate Market Conditions May 2016

Today we have the Evanston IL Real Estate report for May 2016. It is data current through May

14th 2016 and covers a comparison of April of 2015 and April of this year. Evanston IL Real Estate has 9.1% less new listing in all property types a gain of 1.9% of closed sales and 18.9% less inventory when looking at the total picture of all types of properties together. To break it down further let us look at single family homes. For the month of April we have 2.2% less new listings at 90 properties as compared to 92 in April of 2015. Evanston has a gain of 6.1% of under contract houses, 52 as compared to 49 at this time in April of last year. The market shows 12.6% less closed sales of single family homes in Evanston IL at 42 homes, last year there were 48. The average sales price of single family homes are up 3.8% to $578,652 from $557,256 in April of 2015. The average market time currently for single family homes in Evanston IL is 65 days and that is down 11% as compared to last year at this time when we were at 73 days. We have less inventory of some price brackets.

Viewing the Evanston Real Estate condominium scene we have 15.1% less new listings as compared to April of 2015 with 90 condo coming on in April of this year and 106 properties last year of the same period. April of 2016 shows 5.1% more under contract condos at 83 this period and 79 last year yet a 14.3% gain if condo closed sales at 64 this April and 56 last year at this time. The average sales price for a condo in Evanston IL is currently $278,673 a 7.3% gain as compared to $259,603 last year in April. The average market time for condos is now 162 days which is 27.4% less time than last year at 223 days.

Evanston IL Main Street

Evanston IL has a downtown area but we also have a couple of other spots that are mini downtown
neighborhoods. Now what does that mean? My definition is that you get public transportation via the Metra and "EL". a full selection of unique shops, the type that Evanston IL is known for, interesting restaurants that range from date night high end places that include fine wine and a full dining experience plus ethnic food that is not necessarily expensive and represents the type of food, Italian, Greek, Indian, Thai, Mexican, burgers and I am missing more then I am mentioning.

Back to the stores. I see stores on Main street that sell hand made and unique items. Dave's Rock shop has been in Evanston for over 30 years. Virag Jewelers has been in Evanston for over 3 generations. This is is a fine store and they will change a battery on your watch. Tell them Noah Seidenberg sent you. Are you a musician?
