Evanston IL First NIght Celebration NYE 2015

Rogers Park Area of Chicago IL Market Report December 2015

For the last Rogers Park real estate update for December of 2015 we have some pretty good looking stats Rogers parkto talk about. We have 6% less new listings in all properties and a 7.4% gain of closed sales of all types of properties. If we break it down into categories we see much single family home action. As an example for this period in Rogers Park we have a 50% gain in single family home listings but that is only 3 properties vs 2 one year ago at this. An interesting statistic is that the December average sales price for houses is up 168% and the average market time is up 38.3% to 139 days.
In the Rogers Park condo scene we see 8.3% less new listings compared to the same time one year ago yet 31.8% more under contract and a 19% gain in closed sales. the average sales price for condos has gone up 39% to $202,102 from $145,420 at the same period last year. The average market time of condos is up 28.6% to 90 days as compared with 70 days one year ago at this time.

Skokie IL Real Estate Dec 14 2015

is one of the least busy of the whole year due to the holidays. We see 4.1% less new inventory of all properties and 14% less closed sales of all properties compared to the same period last year. This will defiantly change early next year, look for around late February of 2016.To analyze the data a little further, we have a 4.6% gain in new listing of single family homes and a whopping 40% gain of under contract sales of single family homes compared to the same time last year. The average sales price for homes in Skokie IL has gone down 7.4% so this might be a good time to do some house shopping.
As for the Skokie IL condo scene, we are seeing 16.1 less condominium new listings this month, 20% less under contract and 12.5 less closed sales. The average sales price for condos has slid to $161,971 a 11.5% drop from $183,056 for the same time last year. An interesting comparison of market time this month is that the average market time for condos has gone up 20% to 90 days for 75 properties last year at this time and for homes we are at 78 average days on the market compared to the same time last year of 88 days and that is 11.4% less time for a house in Skokie to be on the market before going under contract.

Evanston IL Real Estate Market Stats December 2015

This is the last update for 2015, the Evanston IL Real Estate market with data current through December 14th. Data from our Multiple Listing Service stats show 20% less new listings, a gain of 13% in closed sales of all
property types and 12.9% less change in inventory of all properties compared to the same time last year. Regarding single family homes, November showed a 10.7% gain of new listings, an 18.7% gain of under contract sales of houses and 7.7% less closed sales of single family homes as compared to the same time last year.

Average sales price of single family homes has gone up 24.9% but the average market time is also up 66.6% to 101 days compared with 61 days exactly one year ago. For condos, we see 36.5% less new listing but a gain of closed sales, 28.6% compared to the same time last year.

Radon A Silent Killer

Over the years as a Realtor in Evanston IL and Chicago land I have encountered Radon tests and
never have had levels high enough to cause a concern. Because of this I really did not give it much thought until recently. First a little background on Radon.
Radon is a chemical element with symbol Rn and atomic number 86. It is a radioactive, colorless, odorless, tasteless noble gas, occurring naturally as a decay product of radium. This gas is the 2nd highest cause of lung cancer in America right behind tobacco use. I want to quote the EPA for a minute.

The EPA offers a look at what they believe to be the risks of radon at different concentrations for 1,000 people who smoked and were consistently exposed to a certain level of radon during their lifetimes.
Radon Risks for Smokers
  • With exposure to 10 pCi/L, about 71 would get cancer, equal to 100 times the risk of dying in a home fire.
  • With exposure to 4 pCi/L, about 29 would get cancer, equal to 100 times the risk of dying in a plane crash.
Radon Risks for Non-Smokers:
  • With exposure to 8 pCi/L, about 3 would get cancer, equal to 10 times the risk of dying in a plane crash.
  • With exposure to 4 pCi/L, about 2 would get cancer, equal to the risk of drowning.
When  people purchase homes it used to be an occasional event to see a Radon test ordered but what
got me thinking about it was that in the last two property listings I represented for sellers a test was performed during the inspection period. In both cases the levels were so low that no action was needed but I had conversations with the testers and learned some interesting information about this deadly gas that I want to pass on. More and more people are getting the Radon test when purchasing a home. Both testers were certified Radon testers and told me some interesting and scary information worth hearing.
One of the inspectors told me that occasionally he had found high levels of Radon in homes around Chicago land. The fellow mentioned that he has seen levels very high in one area and almost none in another just a few feet away and because of that an accurate test taking samples of multiple areas needs to be done to assure the home is safe.
The scary part was that I was told that they had been hired after a person got lung cancer and never smoked or was around smokers. When the tests were done high levels of Radon were found in an area in which the person who got this horrible cancer spent many hours of their life. It was not always basements too.
The story makes me feel that I want to suggest very strongly that Radon air sample tests be preformed when I have a client purchasing a home. I will insist on the testing and tell my buyers this disturbing story.

Skokie IL Homes For Sale November 2015

family. You have easy access to I94 known as the Edens Expressway so a trip to downtown Chicago or anywhere in between is under 30 minutes depending on the time of day. People come from all over to visit the Old Orchard Mall, there is every major department store you can think of plus many unique and interesting one of a kind stores to visit. It is fun just to walk around Old Orchard. It is an outside mall and in the inner courtyard is a beautiful fountain and the area is always decorated to reflect the time of year.

Regardless it is a beautiful place to visit, very peaceful and the flowers and plants really make me feel relaxed. defiantly has changed into a thriving city that is attracting many people with different needs.

Politico says, at first glance, downtown Evanston, Illinois, doesn’t look revolutionary—just another a gentrifying urban core with the obligatory Whole Foods, the local organic sustainable restaurants serving $14 cocktails, the towering new, high-end luxury apartments filled with stainless steel appliances and granite countertops. The booming downtown feels increasingly hip; this summer it was featured as a “Surfacing” destination in the New York Times Travel Section. “I have everything here,” says Joanne McCall, pausing one evening on her way inside Sherman Plaza, a soaring, 26-story condominium building. “The post office, the dry cleaner, the movies, I work out upstairs, the Whole Foods is over there, the hair dresser over here. And the Uber thing is getting big here.”
It takes, in fact, a few extra minutes in the neighborhood to realize what’s different—and what’s missing. Downtown Evanston—a sturdy, tree-lined Victorian city wedged neatly between Lake Michigan and Chicago’s northern border—is missing cars. Or, more accurately, it’s missing a lot of cars. Thanks to concerted planning, these new developments are rising within a 10-minute walk of two rail lines and half-a-dozen bus routes. The local automobile ownership rate is nearly half that of the surrounding area.

Evanston IL Real Estate through September

Evanston IL Real Estate through September has seen an upswing especially in the single family home statistics.
Currently there are 137 houses for sale and 70 under contract and waiting to close. In the last 30 days 41 houses have sold. A look at condominiums shows 219 properties for sale and 92 under contract and waiting to sell. In the last 30 days we have seen 53 condos close. Not quite as busy as in the Spring but there is still an opportunity to purchase a property or sell your home if necessary.
Evanston has seen a lot of growth in recent years, recently the city has had a few rental complexes spring up but not any new condominium complexes. The rental buildings are luxury with many amenities and fairly expensive. Some of the 3 bedroom and 2 plus den units are well over the $3,000 a month rent price which could be equal or even more than a mortgage payment.

However August saw a 73% gain in new listings of single family homes but we saw a decline of new condos listings entering the market in August by 19.7%.

September sales for Evanston IL Real Estate were up 9.4% over 2014 at 1,104 properties sold as Evanston founded in 1861compared to 1,009 in the prior year. The sales are still quite strong. In single family homes there are currently 199 properties for sale and 68 houses under contract and waiting to close. In the last 30 days we have seen 48 single family houses close. In the condominium scene there are currently 213 properties available in Evanston IL and 93 under contract and waiting to close. In the last 30 days we have seen 51 condos close.
This all indicates a strong real estate market for Evanston IL. There is a great selection of property inventory for home and condo buyers and a great opportunity to sell if you want to move on or just upgrade your living situation. Typically we see a slow down at this time and that has not happened yet.

Evanston's NU Sits On Lake Michigan

Northwestern campus has been extended into the lake via landfill. I did some research & discovered how this all came about.The NU Arch

By the 1950s, future expansion of Northwestern was stopped: lack of space. The university was faced with 3 choices:

1. Move west across Sheridan road into residential neighborhoods, tearing down beautiful homes.
2. Build an "asphalt campus", crowding new buildings by getting rid of the green spaces east of Sheridan Rd.
3. Extend eastward into Lake Michigan.

The decision was made to fill in the Lake. They purchased 74 acres; cost about $5.2 million. From the state they bought 152 acres of "submerged lake land at a cost of $100 per acre." I wonder what the price would be in today's money?
Only one issue occurred. The sand for the lake fill was to come from dredging of a "controversial harbor in the Indiana Dunes", & Senator Paul Douglas of Illinois accused the university of taking part in an act of "environmental vandalism"! It took time, but Douglas finally agreed.

The lake fill took more than 2 years & included a limestone retaining wall around the perimeter of the underwater expansion zone. 

In 1964, solid ground was established. The first building on the new land was Vogelback Computing Center. Then The University Library was built as well as the Frances Searle Building & the Norris University Center in about 1972. Pick-Staiger Concert Hall & James L. Allen Center came in the late 1970s.
Recently, the lake fill campus has seen Henry Crown Sports Pavillon, Norris Aquatics Center, Northwestern soccer & field Hockey fields, & Annenberg Hall built.

When you are walking near Lake Michigan on the NU campus, you are really walking on Lake Michigan!

Wilmette IL is a beautiful community with cobble stone and tree lines streets, a wonderful place to raise a family. The public transportation via the Metra is accessible right in the downtown area of Wilmette, the "EL" trains at 4th and Linden. Your children will attend one of the best school districts in the country. The High School is New Trier where I graduated in 1976. There are so many activities for the whole family and in the last few years the downtown area has been booming with new restaurants and stores. You must check it out.

NU of Evanston IL Rated in the Top 25 Most Beautiful Campuses

Northwestern University Evanston IL has been rated in the top 25 Most Beautiful Campuses by thrillist. Architectural beauty, spanning collegiate Gothic to modern steel and glass, fills the university’s 240 acres on Lake Michigan. On the way to see the impressive stained-glass windows of the Alice Millar Chapel, stop by The Rock (no, not Dwayne) and see one of the university’s most artistic traditions, where student groups paint their message on the boulder as advertisement -- after staking it out for 24 hours for the right to do so."
A huge honor for the Northwestern and Evanston IL. We are very proud of our university and NU is a big part of Evanston. I often walk through the beautiful lakefront of NU and so many others do too. If you ever get a chance to visit, defiantly check it out.
