The Skokie IL Real Estate stats are very interesting this month. We have a 17.9% change in new

listings of all properties, a 7.1% change in closed sales and 10.7% less inventory of all types of property. Overall the stats look promising for Skokie at this time. As far as Skokie IL single family homes we have 18.8% new listings with 95 new homes on the market in April of 2016 and 80 the same time last year. Skokie has a 29.2% gain of under contract single family homes with 62 currently and 48 last April. Closed sales are up 2.9% with 35 homes this April and 34 last year at this time. The average sale price of a single family home in Skokie IL currently is up 9.1% at $334,200 and last year in April of 2015 was $306,307.The average market time is down 4.5% at 168 days and last year we had 176 days.

Taking a look at the Skokie IL condominium scene new listing are up 16.3% with 50 condo on the market in April of 2016 and 43 last April. Under contract condos are up 30% with 26 properties in the April market and 20 last year. Closed sales are up 13.6% with 25 properties as compared to 22 last April. The Skokie IL April 2016 Real Estate Market report is in and new listings for single family homes

are down 6.8% from this time exactly one year ago. in March of 2015 Skokie IL had 103 new homes for sale, now the figure is at 96, a slight change. Under contract properties are up 32.6% to 57 houses under contract or pending from 43 properties last year. The average sales price for a single family house in Skokie IL is up 15.9% to $352,016, last year at this time the figure was $303,719. Average market time for a home to go under contract in Skokie is down 31.8% from 110 days on the market to now in March of 2016 at 75 days.

Regarding the stats for Condominiums in Skokie IL shows 10.9% less new listings, in March of 2015 we had 46 new condos hit the market, this March there were 41 new properties listed. The Skokie IL Real Estate market report for January 2016 has just come out. For the month of December through January 14th we see a 31.4% gain in new listings of all types of properties, 30.3% less closed sales of all property types and 18% less inventory of homes, that is condos and single family houses. To break it down further for single family homes we see a 60% gain in new listings in December of 2015 at 32 homes vs 20 properties in the same period of 2014. Skokie IL has a 111.8% gain in under contract single family homes in this period at 36 houses while last year at this time the number was 17 homes. The average sales price for a single family home in Skokie IL is $302,130, that is up 7.6% over last year at the same time.

In the condo scene for December of 2015 we see 6.7% less new listings at 14 properties listed vs 15 at this time last year. is one of the least busy of the whole year due to the holidays. We see 4.1% less new inventory of all properties and 14% less closed sales of all properties compared to the same period last year. This will defiantly change early next year, look for around late February of 2016.To analyze the data a little further, we have a 4.6% gain in new listing of single family homes and a whopping 40% gain of under contract sales of single family homes compared to the same time last year. The average sales price for homes in Skokie IL has gone down 7.4% so this might be a good time to do some house shopping.

As for the Skokie IL condo scene, we are seeing 16.1 less condominium new listings this month, 20% less under contract and 12.5 less closed sales. The average sales price for condos has slid to $161,971 a 11.5% drop from $183,056 for the same time last year. An interesting comparison of market time this month is that the average market time for condos has gone up 20% to 90 days for 75 properties last year at this time and for homes we are at 78 average days on the market compared to the same time last year of 88 days and that is 11.4% less time for a house in Skokie to be on the market before going under contract.
