Wilmette IL Real Estate News First Quarter 2016

Wilmette, Illinois is a nice North Shore community, about 14 miles from downtown Chicago. It is
located in Cook County and was honored by Business Week in 2007 as one of the top ten best places to raise children in the country. It is just north of the town of Evanston and is on the shores of Lake Michigan. The successful school system in Wilmette is another reason that Wilmette IL homes for sale are desirable.

The graph below shows the flow of contracts accepted monthly for the five-year period from 2011 through the current year.  The market began to slow in 2006, which resulted in increasing market time and lower sales prices for many homes.  The slowdown accelerated in 2007, while sales in 2008 fell even more dramatically.  The number of transactions recovered somewhat in 2009 and beginning in 2010, accelerated annually.   By year-end 2013, the numbers confirmed a solid recovery in the real estate market which slowed somewhat, but continued through 2014.  It appears that recovery is continuing in 2015.

The graph also shows the typical flow of sales during the year.  In this market, we usually build sales during the winter and spring months until they reach a peak in early summer.  After this peak, sales start to decline through the end of the year to the point that they can be almost flat during the holiday period.
