Evanston IL Real Estate Report April 2016

The stats are in for the Evanston IL Real Estate scene for April 2016. Looking at the combined
numbers of all types of property we have 15.4% less news listings, 11.5% less inventory but Evanston IL has an 8% gain in closed sales. For new listings of single family homes we have 8.9% less properties for the period ending April 14 2016, 33.8 less under contract homes and closed sales are down 8.1% for houses. The average sales price is up 4.4% from $460,604 in 2015 to $480,980 at this time. The average market time is up 21% to 127 days from 116 days last year at this time.

Taking a look at the condo scene we have 20.2% less listings on the market at this time, but a 5.2% gain of under contract condos and a 20% gain in closed sales for this time frame, last year this month 50 condos closed, this period the figure is 60 properties. The average market time is up 5.1% to 103 days so we have mixed news in the Evanston IL Real Estate market.

Skokie IL Real Estate Report April 2016

The Skokie IL April 2016 Real Estate Market report is in and new listings for single family homes
are down 6.8% from this time exactly one year ago. in March of 2015 Skokie IL had 103 new homes for sale, now the figure is at 96, a slight change. Under contract properties are up 32.6% to 57 houses under contract or pending from 43 properties last year. The average sales price for a single family house in Skokie IL is up 15.9% to $352,016, last year at this time the figure was $303,719. Average market time for a home to go under contract in Skokie is down 31.8% from 110 days on the market to now in March of 2016 at 75 days.

Regarding the stats for Condominiums in Skokie IL shows 10.9% less new listings, in March of 2015 we had 46 new condos hit the market, this March there were 41 new properties listed. Closed sales of condos is down 38.5% in March of 2016 to 16 properties and at this time in 2015, 26 condos closed. what is interesting is that the average sales price for condos is up 41.6% from $157,374 condos to now we are at $222,845. Time on the market before a contract is down 10.8% from 93 days to presently 83 days.

Wilmette IL Real Estate Report April 2016

The Wilmette IL Real Estate report for April is out and the stats are a bit lower than last year at this
time. 2015 was a booming market but at this time we have 13.5% less new listings of all types of property, this includes single family homes as well as condos. This reporting period shows 17.2% less closed sales and a 22.4% gain in inventory of all types of property. New property listings for single family homes are down 18.2% from 88 last year at this time to 72 this month. Closed sales are down in March from 24 single family homes in Wilmette to 20 houses that is 16.7 less and the average sales price for a home in Wilmette IL is down 21.3% to $960,600 from $1,219,841 a year ago. A great home buying opportunity to move to wonderful Wilmette IL is available at this time. The average market time until a sale is down 5% from 60 days last year to only 57 days in March.

Wilmette does not have very many condominiums so the numbers are lower as compared to single family homes. New listing of condos are up 12.5% from 16 in March of 2015 to 18 in March of this year. The number of under contract condos is exactly the same at 14 in the last month and the average sales price has not changed much from $347,000 last year to the present price of $347,875.

The graph below shows the flow of contracts accepted monthly for the five-year period from 2011 through the current year.  The market began to slow in 2006, which resulted in increasing market time and lower sales prices for many homes.  The slowdown accelerated in 2007, while sales in 2008 fell even more dramatically.  The number of transactions recovered somewhat in 2009 and beginning in 2010, accelerated annually.   By year-end 2013, the numbers confirmed a solid recovery in the real estate market which slowed somewhat, but continued through 2014.  It appears that recovery is continuing in 2015.

The graph also shows the typical flow of sales during the year.  In this market, we usually build sales during the winter and spring months until they reach a peak in early summer.  After this peak, sales start to decline through the end of the year to the point that they can be almost flat during the holiday period. The Wilmette Real Estate report for March 2016 has just come in and is very positive. The numbers
are really surprising and shows how popular Wilmette IL real estate is these days. People really love Wilmette and the Spring market is booming a little early. We are seeing a 33.8% gain in new listings for all properties and a 31.6% gain in closed sales. A good bit of information is that Wilmette has a 25.7% gain of inventory of homes, that includes all types of property. Also average market time is up 36.6% to 138 days on the market before a contract from last year's figure of 113 days.

Skokie IL Real Estate Outlook

We have the Skokie IL Real Estate market report for March of 2016. The news for Skokie is really
amazing on all fronts. Let me tell you about it. We see a 47.1% gain in new listings of all types of properties, for this period as compared to last year at this time. There is 33.3% less closed sales  and 3.4% less inventory. It is a temporary situation, we expect a very busy Spring Real Estate market, things just continued through the winter last year and we got slightly over sold. Coldwell Banker Skokie predicts this will change very soon.
To break it down a bit for Skokie single family homes, we have 58.8% more new listings this month and 16.7% more properties under contract. Skokie is seeing a 58.8% gain in closed sales in this period as compared to last year at this time and the average sales price is up 13% to $305,000 from $279,000 last year at the same time. The average market time has gone up to 119 days, was 114 days this time in 2015.
