On January 23rd 2015 I took this photo at the Evanston Lakefront at sunrise and it was really cold and snowy. Today, one year later we have temps in the low 30's and not much show. Our friends out east are covered in snow. I feel grateful that we did not get this in Chicago land but also feel very had for the people who are snowed in. Peace and love to you and please be careful, stay warm and get help if you need it. Don't shovel if you are not up to it.

Rogers Park Chicago Real Estate Report January 2016

The Rogers Park Chicago Real Estate market report for January 2016 is out. Stats show 18.5% less new listings for all properties during December of 2015 as compared to the same period in 2014. We have 2.6% less closed sales of all properties and 1.3% less inventory of all homes, that is a combination of condos and single family homes. Rogers Park is a small area, the farthest North part of Chicago. If we take a look at houses, new listings are up 33.3%, closed sales are up 300% for December and the average sales price for houses in Rogers Park is up 8.1% to $491,650.
In the Rogers Park Chicago condo statistics for December show new listing of condos down 22.9% yet the under contract condo listings are up 72.2% but the closed sales are down 10.8%. The average sales price of a condominium is down 16.3% at $132,594. In December the percent of original list price received for condos is 94.6% of list.

Skokie IL Real Estate Report January 2016
The Skokie IL Real Estate market report for January 2016 has just come out. For the month of December through January 14th we see a 31.4% gain in new listings of all types of properties, 30.3% less closed sales of all property types and 18% less inventory of homes, that is condos and single family houses. To break it down further for single family homes we see a 60% gain in new listings in December of 2015 at 32 homes vs 20 properties in the same period of 2014. Skokie IL has a 111.8% gain in under contract single family homes in this period at 36 houses while last year at this time the number was 17 homes. The average sales price for a single family home in Skokie IL is $302,130, that is up 7.6% over last year at the same time.
In the condo scene for December of 2015 we see 6.7% less new listings at 14 properties listed vs 15 at this time last year. The figures for under contract condo sales is a 162.5% gain at 21 units vs 8 last year at this time. The average sales price for a condominium in Skokie IL is $188,506, up 2.4% from last year at this time.

Wilmette IL Real Estate January 2016
The Wilmette IL Real Estate January 2016 market update has just come out. The statistics are really
strong. We have a 23.5% gain in new listing for all types of property, 3.5% more closed sales of all types of property and a 23.1% gain of inventory. This is a sign of a booming Wilmette IL real estate market. To break it down further, in single family homes Wilmette IL has a 12.5% gain is new listings for single family homes, 11.8% less under contract houses for December of 2015 compared with the same period the prior year. The average sales price for houses is up 16.1%. We have a 30.9% gain in inventory of single family homes for December, in 2014 we had 81 new homes come on the market and in December of 2015 that number was 106.

Here is our Evanston IL Real Estate Update for January 2015. As compared to the same time frame last year we have 30% less new listings of all types of properties 26.7 less inventory of all types of homes yet a 28.6% gain in closed sales in Evanston Real Estate. To break it down a bit, December had 38.7 less single family new listings, at 19 in this time frame of 2015 compared with 31 houses listed in December of 2014. what is promising is that we see a 44.4% gain in under contract single family homes and an average sales price that went up 4.7%. Average market time for December of 2015 is up 4.7% at 112 days for houses and 107 days this time 2014.
As for Evanston IL condominiums we see 20.7 less new listings in December 2015 but we see 44% more under contract condos and 41% more closed sales in December vs the same time in 2014. The average sales price for Evanston condos is down 2.2% and market time is down 32.6% to 96 days, last year it was 141 days. We predict a strong Spring market, Evanston IL is in great demand.
